ii) PROJECT / HOUSING COMPLEX AND/OR BUILDING/S AND/OR NEW BUILDING/S shall mean and include the housing complex consisting of various buildings / blocks to be constructed by the Developer at the said Premises, containing several independent and self contained flats, parking spaces and other constructed areas, with liberty to the Developer to modify and/or expand and/or ic) SAID PREMISES shall mean the both the First Property and the Second Property, both being adjoining / contiguous parcels of land, containing an aggregate area of nine point one two Acres (equivalent to nine hundred twelve Decimal) more or less, more fully and particularly mentioned and described in PART-Three of the FIRST SCHEDULE hereunder written.
ib) SECOND PROPERTY shall mean the the piece and parcel of land containing an area of zero point two four Acre (i.e. equivalent to twenty-four Decimal) more or less comprised in L.R. Dag Numbers nine five two and nine eight one (P), recorded in L.R. Khatian Number one seven eight seven, in Mouza Guria, Pargana Patharghata, J.L. Number fifty-six, P.O. and P.S. Matigara, District Darjeeling, West Bengal within the limits of Patharghata Gram Panchayat, more fully and particularly mentioned and described in PART-Two of the FIRST SCHEDULE hereunder written, which is owned by the Land Owner Number two, Sundarban Residences LLP.
WHEREAS:

Dag Numbers nine hundred, nine hundred one, nine hundred five, nine hundred six, eight hundred ninety-seven, nine hundred forty-one, nine hundred forty-two, nine hundred forty-three, nine hundred forty-eight, nine hundred fifty-three, nine hundred fifty-five, nine hundred fifty-six (P), nine hundred fifty-seven, nine hundred fifty-eight (P), nine hundred fifty-nine, nine hundred sixty, nine hundred sixty-one, nine hundred sixty-two, nine hundred sixty-three, nine hundred sixty-eight, nine hundred sixty-nine, nine hundred seventy, nine hundred seventy-one, nine hundred seventy-two, nine hundred seventy-seven, nine hundred seventy-eight (P), nine hundred seventy-nine (P), nine hundred eighty-one (P), and nine hundred ninety-two (P), all recorded in L.R. Khatian Number nine hundred sixty, in Mouza Guria, Pargana Patharghata, J.L. Number fifty-six, P.O. and P.S. Matigara, District Darjeeling, West Bengal within the limits of Patharghata Gram Panchayat, more fully and particularly mentioned and described in PART-One of the FIRST SCHEDULE hereunder written, which is owned by the Land Owner Number one, Govind Garg.

- hereinafter collectively referred to as "the OWNER / LAND OWNER/S" (which expression unless excluded by or repugnant to the subject or context shall be deemed to mean and include the heirs executors administrators legal representatives and assigns of the said Mr. Govind Garg and the successors or successors-in-office and assigns of the said Sundarban Residences LLP) of the SECOND PART
- both represented by their constituted attorney Mr. Saurav Garg (PAN AGXPG nine zero two zero seven G; Aadhar eight six zero three six zero three zero five five two eight), son of Sri Govind Garg of fifteen, College Street, P.O. Bowbazar, Police Station Muchipara, Kolkata - seven thousand zero zero one two, appointed vide registered Power of Attorney dated sixth April two thousand eighteen
(two) SUNDARBAN RESIDENCES LLP, a Limited Liability Partnership registered and incorporated under the Limited Liability Partnership Act, two thousand eight, having its Registered Office at Number fifty-one, Shakespeare Sarani, Police Station Beniapukur, P.O. Shakespeare Sarani, Kolkata-seven thousand zero zero one seven (PAN ACWFS nine seven three four R),

one A. The Land Owner Number one purchased and acquired the First Property (alongwith other properties) under and by virtue of the following Deeds of Conveyance:
(i) Deed of Conveyance dated sixteenth October two thousand eleven, made between Sri Uttam Kumar Agarwala and Sri Navin Kumar Agarwala therein referred to as the Vendors of the one part and Sri Govind Garg therein referred to as the Purchaser of the other part and registered with the District Sub-Registrar, Darjeeling in Book Number one CD Volume Number one, Page one thousand twenty-four to one thousand forty-two Being Number six hundred seventy-two for the year two thousand eleven:
